MISSION STATEMENT


We pride ourselves on NOT being just a one-dimensional closing attorney but handles all types of real estate litigation with a history of favorable judgments received in the Land Court, Housing Court, Superior Court, and Probate & Family Court.


PURCHASE & SALE LITIGATION


In some cases after signing the Purchase & Sale Agreement some of the contractual arrangements, repairs, and/or contingencies are not met prior to or post closing and these include but are not limited too:

  • Rescission or misrepresentation by the buyer or seller;
  • Title or survey issues;
  • Compliance with zoning ordinances and state and local regulations;
  • Issues with a mortgage lender;
  • Broker compensation disputes;
  • Disagreements involving new home construction and implied or expressed warranties.

TITLE & OWNERSHIP DISPUTES


We represent individuals and corporate entities in ownership disputes as it relates to title. This includes but is not limited too:

  • Boundary, survey, and property line disputes;
  • Adverse Possession;
  • Petition to Partition Actions;
  • Easement and Access disputes.

LANDLORD/TENANT LAW


Representing  both landlords and tenants in all areas of a current tenancy  relationship. We are well verse in all the current legalities that go  into establishing, maintaining, dissolving, or enforcing rights and  remedies.     


CONDOMINIUM LAW 


Understanding  your rights as a unit owner, trustee, or managing association requires  legal expertise. We have and continue to represent individuals, associations, and trusts in enforcing legal rights and obligations. We currently serve as the attorney for several condominium associations and have updated and amended current rules, regulations, and by-laws as needed. Some common condominium disputes that we resolve include but are not limited too:

  • Enforcement of condominium by-laws and declarations;
  • Issues involving condominium assessments and applications of liens;
  • Unfair and/or disparate enforcement of condominium rules, regulations, and by-laws;
  • Rights and obligations of condominium owners and condominium associations.
